DealRoute vs PropStream
PropStream is the most widely-used data platform in the real estate investor space. DealRoute is a newer all-in-one platform that includes data plus the full operational workflow. They’re often compared because both can be the foundation of a wholesaling business, but they solve different problems.
TL;DR
PropStream is a data platform — strong property records, distress signals, comps, skip tracing. DealRouteis a data + operations platform — same data foundation (both use BatchData under the hood) plus AI-powered seller conversations, multi-channel outreach, pipeline, and contract management. Choose based on whether you want a data tool to feed into a separate stack, or one platform that does everything.

Where PropStream is strong
PropStream is the gold standard for property data. Their list-building filters (165+ criteria), pre-made lead lists (pre-foreclosure, probate, vacant, high-equity), and comp analysis tools are deeper than any competitor. PropStream is owned by Stewart Title and uses BatchData as the underlying data provider, which gives them strong distress signal coverage across all 50 states. For investors who treat data research as a core competency and run their own outreach + pipeline elsewhere, PropStream remains the platform to beat on the data side.
Where PropStream falls short
PropStream is a data platform, not an operations platform. Once you have a list of motivated sellers, you need separate tools for:
- SMS / email / voice / RVM outreach (SmarterContact, LaunchControl, or similar — $100-$500/month)
- CRM and pipeline management (REsimpli, Podio, GoHighLevel — $99-$500/month)
- Skip tracing add-ons (BatchSkipTracing or similar — $50-$200/month)
- A2P 10DLC registration (separately, with a CSP)
- TCPA consent tracking and DNC scrubbing
- Contract templates and e-signature
A typical PropStream-anchored stack costs $400-$1,000+/month before you have a single conversation with a seller, and requires manual data movement between tools. Most operators spend 10-15 hours/week maintaining the stack.
How DealRoute is different
DealRoute uses the same underlying property data source as PropStream (BatchData) and combines it with everything PropStream doesn’t do — outreach automation, AI-powered seller conversations, pipeline management, contract generation, and compliance handling — into a single $149/month platform. The biggest scope difference is the AI conversation layer: DealRoute’s voice agent qualifies inbound sellers autonomously, something PropStream and every other incumbent currently lack.
When to choose PropStream
- You run a team where multiple people specialize (a data researcher, a dispo rep, a TC, a marketing person)
- You already have a CRM and outreach stack you don’t want to replace
- Your bottleneck is data depth, not operational integration
- You want the deepest possible distress signal filtering and list-building criteria
When to choose DealRoute
- You’re a solo operator or small team running everything yourself
- Your bottleneck is the time spent moving data between 4-6 tools, not the data itself
- You want AI seller conversations handling inbound calls so you don’t miss leads while doing deal work
- You want compliance (TCPA, A2P, state-specific) handled at the platform level rather than assembled yourself
- You want one subscription, not five, with predictable monthly cost
